Proposed Land Exchange with New Egypt Raceway–Plumsted Township, Ocean County

 

The State of New Jersey, Department of Environmental Protection (“NJDEP”) proposes to engage in a land exchange with the New Egypt Raceway (“Raceway”), located in Plumsted Township, Ocean County. As part of the exchange, the NJDEP proposes to convey 4.54 acres of land to the Raceway in exchange for receiving 21.58 acres of land from the Raceway.

The land proposed to be conveyed by the NJDEP to the Raceway is part of Block 76, Lot 82.03 in Plumsted Township, Ocean County. The land is currently managed as part of the Colliers Mills Wildlife Management Area (WMA), but consists of cleared areas of lawn covered with gravel. The land proposed to be conveyed to NJDEP by the Raceway is designated for tax purposes as Block 76 Lot 82.02 (p/o), Block 76 Lot 85, and Block 76 Lot 95 in Plumsted Township, Ocean County. Both Block 76, Lot 85 and Block 76, Lot 95 are wooded, contain extensive wetlands and are adjacent to other lands owned by the NJDEP as part of the Colliers Mills WMA. The Raceway will also pay the NJDEP $43,000 cash compensation to equalize the real estate value of the proposed exchange.

State House Commission approval is required for this proposal. If approved, the Department anticipates that the earliest the proposed conveyance could occur is December 2025.

Proposed Conveyance of NJDEP Property–Maurice River Township, Cumberland County

The State of New Jersey, Department of Environmental Protection (“NJDEP”) proposes to convey to the Township of Maurice River, by direct sale, approximately 5.58 acres of land located in the Township of Maurice River, County of Cumberland.

The land proposed to be conveyed is comprised of portions of the parcels designated for tax purposes as Block 316, Lot 44.01; Block 316, Lot 44.02; Block 316, Lot 44.03; Block 316, Lot 44.04; and Block 294, Lot 1.  The land is occupied by an assortment of privately-owned marina-related structures that were present on the site when the State of New Jersey purchased the property in 1956.  In addition, the NJDEP also proposes to convey to the Township an access easement covering a portion of Matt’s Landing Road, which is owned by the NJDEP, to provide permanent legal access to the Property.  The Property is located in an area known locally as Matt’s Landing and is managed by the NJDEP’s Fish and Wildlife as part of the Heislerville Wildlife Management Area (“WMA”).  The proposed sale price for the Property is $185,000.
