 Save Money / Make Money

Green Acres pays cash.  The full agreed-upon price is paid to you at closing.  Sales of land to the state are exempt from the New Jersey Realty Transfer Fee.

Green Acres pays a fair price.  We obtain independent appraisals to assist us in determining the value of your land.  In those instances when we do not have enough money to offer that amount, you may be able to take advantage of tax savings by selling the land for less than the appraised value. In any event, it is your choice to keep or sell your property.

No Rollback Taxes.  Rollback taxes on lands that are under farmland assessment are not paid as a result of the transaction.

No Real Estate Commission.  You pay no real estate commission if your property is unlisted and you deal directly with Green Acres staff.

Save Time

Few Contingencies.  Green Acres normally purchases land with few contingencies, and none that are dependent on approval by others.

Fast Offers.  We can make you an offer within four months and, upon offer acceptance, close within a few months (depending on complexity of the project, title and/or property clean-up issues that need to be resolved, and responsiveness of your attorney).

Keep Your House or a Portion of Your Property.  Green Acres can do a partial acquisition of land without a lengthy and costly subdivision process.

Helpful Green Acres Staff.  A friendly and experienced Green Acres staff member will guide you every step of the way through the land acquisition process.

Save Land

Protect Precious Natural Resources.  The valuable natural resources associated with your land will be protected – reducing development pressures on natural lands and wildlife habitats.

Create a Permanent Legacy.  Your land will become part of New Jersey’s system of interconnected open spaces and will be used as a park, wildlife management area, trail, or scenic viewshed to be enjoyed by future generations.

Conservation Easement Option.  In some instances, Green Acres acquires only a conservation easement on your land.  The property remains with you protected from development, you realize much of your capital investment, and the land remains on the tax rolls, perhaps at a lower value, resulting in lower real estate taxes.
